Burleigh Waters sits just back from Burleigh Heads beach, close enough that the sea breeze carries salt onto every roof. Much of the suburb was built between the 1970s and the 1990s. That means plenty of roofs are now on their original coatings, or on a second coating that’s long past its best.
What I see on Burleigh Waters roofs
- Salt-affected metal: rusting screws, flashings and valleys, even on tile roofs.
- Faded concrete tiles, where the old coating has worn through and the tiles are drinking water.
- Cracked ridge pointing on roofs that have been through decades of summer storms.
- Exterior paint that’s chalking or flaking early. Coastal homes need repainting sooner than inland ones.
What I do about it
This close to the water, the time goes into prep: a thorough clean, rust treatment, corroded fixings replaced, then a coating system chosen for salt exposure.
